Jaypee Greens Aman: Project Review

Jaypee Greens had launched the project Aman on May 27, 2009, this 70 acre project is having 2/3 bed room flats of 850 – 1350 Sq.Ft, 9 hole golf course, at only Rs 2250/Sq.Ft possession will be given in 2012. Located in Sector 151, on the Noida-Greater Noida Expressway the project is spread over 28.32 Hectare (ha) with apartments flanked with numerous thematic gardens.
Jaypee Aman located in sector 151 Noida. The project offers 2/3 BHK apartments that promises to offer beautiful views of Lush green landscapes pitch and putt golf course and aesthetically designed streets capes, which assure calm, convenient and complete lifestyle. Apartments flanked with numerous thematic gardens, the sight of which is bound to soar your spirits whenever you look outside the wind.
LOCATION
Location wise it is well-connected to Delhi and the development offers a range of facilities such as education facilities, recreation options and so on.
It is 45 mins. from Connaught place & 5 mins. From Greater Noida. Things seem to be getting only better with improved connectivity, now you need not take a ‘U’ turn on the express way since the to the road next to NPX is open and exit to express way is next to the same npx road as well. At first glance you start believing that this is a project based in in Hong Kong / Mumbai. Cramped for Space, 8 apartments per floor, bedroom sizes of 120 sq.ft. and living dining area o 12*13. Then I realized it was made purely for luring investors. Small homes = Small ticket size = More sales. The only silver lining are the small size bathrooms else the apartments are small in size

3 BHK apartments relatively better however it’s the same story as far as the bedrooms are concerned, small sized bedrooms. There is a separate entry for the servants room which is well thought off.


CONSTRUCTION IMAGE

A quick look at the specifications and it doesn’t sound premium, the website says tiles will be fitted in the apartments, oil bound distemper, standard company fixtures in bathrooms. A stone top with sink? Guess the world have graduated to marble.
Customers have evolved & they expect better. 

What do we like


Future Connectivity: The location, Easy Access to Delhi and greater Noida through 8 lanes Yamuna Expressway & proposed connectivity from metro.

What we dont like

  • The fixtures & finishes
  • The layouts
  • The loading more than 35 % according to our calculation

Final verdict

If we go by popular perception the single reason why a buyer would prefer Aman at Jaypee Greens is that this is the cheapest option on expressway and also at advance stage of completion. If your investment horizon is short avoid. The area will take some time to get fully develop and appreciate. Its gone up by approx. 10 % per annum since launch. Yes, if its long term: Hold. A nearby commercial area (Nehru place extension is coming up, and there is planned (read with stress on planned) metro station as reported by TOI some months ago near Aman.( within 500 to 700mtr).
